Taking Care of Property
Saltra is a development consisting of 287 private leasehold apartments split into 6 separate 5 storey blocks. Taking a prominent position within Salford Quays, the development has close links to the Metro Line, local shops, bars & restaurants, Old Trafford and Manchester city centre.
The development provides undercroft parking, secure perimeter fencing, vehicle and pedestrian access gates. Each block consists of a lift, water booster pump, fire alarm system with automatic opening vents as well as a secure video door entry & CCTV system.
The Residents also benefit from a caretaker with an intimate knowledge of the development. He is available 5 days a week and is responsible for the overall site cleanliness, monitoring of repairs & maintenance and assisting residents with issues such as meter readings.
The development has a high rental ratio that requires positive communication from Trinity, which combined with the regular presence of the visiting Caretaker and Estate Manager, have helped to ensure the turnover of occupants and tenancies does not have a detrimental impact on the development.
A diligent inspection and repairs system along with high-quality cleaning and landscaping contractors ensures that the development is maintained to an excellent standard, and is therefore well treated and respected by those who live there.
Forming of a pro active Residents Association who run a facebook page to keep all owners and occupants up to date on day to day and community issues
Working closely with the developers during the recession that led to a postponement in the completion of the development to ensure this did not impact on the services, security or enjoyment for those who were already living at the complex
Liaising with local police over anti-social behaviour, as well as preventing problems of fly tipping & match day parking
Working with the Salvation Army to provide a clothes bank to a secluded area of the development that benefits the cleanliness of the site and bin stores, as well as providing a service to the local community
